Most adults have rented a property at some point in their life. So what can you do to create a homely rental? It isn’t always simple making changes to an interior that can be easily reverted when it comes time to move out.

Alexandra Gater – who lives in Ontario, Canada – is a renter who shares useful decorating tips with fellow Millennials via her YouTube account.

My channel is all about small decorating solutions you can make to your space to make it feel more like home—from painting your closet door a fun color, to covering your outdated kitchen backsplash with temporary peel-and-stick tiles, or switching out the knobs on your furniture. I really believe you don’t have to pour a ton of money into your rental to make it feel a little homier than a temporary living solution.

She puts her money where her mouth is; she decorated the walls of her rental with easy to remove decals and peel & stick tiles on the kitchen splash-back. Her space is made homely and personalised with the use of art, throws, rugs and houseplants.

Sometimes, in the depths of mid-winter, you just need a bit of an injection of colour. This room just jumped off the screen as I was trawling Instagram this week. The bright yellow sofa and gallery wall behind it are so cheery and positive.

Amara lives here with her family (she refers to them as ‘the herd’). It’s a rental property, however, she shows what great things can be done in a home that you don’t own. Have a look at the rest of her squares – she’s such an inspirational crafter and decorator.

When you have the funds to invest in a second property, it can be incredibly exciting. You now have a second home to decorate and keep in line with the latest trends. However, many people invest in a second property not to live in but to rent out in order to make an additional income. This can be very profitable but there are some hidden costs that you need to be aware of before splashing out. On top of that, you’ll need to replace any broken furniture, and this is going to increase the cost.

Many landlords get into the property market because they think that it will be an easy way to make an additional income. However, the government has put many rules and regulations in place to make renting safer for tenants. For this reason, you’ll need to make sure that the property is safe to live in and that you have the documentation to back it up.

For example, you’ll need to get an electrical certificate which you can book at electricalsafetycertificate.co.uk which is a government endorsed website. Their reports will showcase that your property is safe to live in and that you’re following government guidance. While companies like this one offer a cost-effective service, you’ll still need to account for this cost.

Finally, you should know that there are more legal fees involved in renting out your second property than you might realise. You’ll need to pay for the creation of a tenancy agreement, and you’ll need to enter a safe deposit scheme which is required by law. Other legal fees involve obtaining an energy certificate and potentially setting up a limited company. Make sure that you can cover all these costs.

While there are many hidden costs involved with renting out your second property, you can make a lot of money if you do it right. Make sure that you’re adhering to any laws set out for landlords if you want to make this a sustainable project. Hopefully, you’ll be able to cover the costs and get that money back over time.

Amm H. lives in a rental property and her Instagram grid often covers the topic of renter-friendly decorating tips. She’s a dab hand at upcycling furniture and other DIY projects. The one that really caught my eye is in her master bedroom where she created a tom drum bedside table. What a wonderful idea! She has covered the vertical surface of the drum with wallpaper in a complementary colour.
